1How much can I borrow?
CP Home Loans are able to offer mortgages from £5,000 up to £750,000. The actual amount available to you will depend upon your circumstances, but we can often arrange for you to borrow up to 95% of the current value of your home.
2Over what period can I take my new mortgage?
Most of the products on offer are available from 10 year to 30 year terms and we will find the one most suitable for your circumstances. We are also able to offer terms from just 5 years for smaller mortgage amounts (usually when you borrow less than £25,000 in total).
3Can I borrow more than is required to pay off my current mortgage?
When you replace your mortgage you may well want to borrow more than the amount required to pay off your current lender. This is very common and at CP Home Loans we aim to be as flexible as possible. So, you can use the extra money for virtually any purpose including improving or extending your home, consolidating existing debts, buying a new car or just treating yourself and your family to a well earned holiday.
4How long will it take for my mortgage to complete?
The whole process takes approximately 4 weeks from receipt of your inquiry form to completion. This is dependent upon a number of factors, including how quickly you supply us with any documentation required.
5Do I have to pay a valuation fee or legal fees?
CP Home Loans will meet all of these and any other associated costs for you.
6How can I get a quote?
To get a quote you'll just need to use our quick quote enquiry form to enter details of the amount you'd like to borrow, the approximate value of the property and a few pieces of information about your circumstances. If you'd like to proceed to apply for a mortgage or remortgage, we'll also need further documents including:
  • recent pay slips (if employed)
  • details of any other loans secured on your property
  • amount of any mortgage arrears
  • details of any County Court Judgements in the last 24 months
  • we may also need bank details, including recent statements
  • 7Am I under any obligation by filling in the quote inquiry form?
    No, you are under no-obligation whatsoever by asking us to find a mortgage to suit your requirements. We will recommend a mortgage product to you, it is up to you to decide if you are happy to proceed with it or not.
    8Will you charge me a fee for arranging my mortgage?
    There may be a fee for arranging the mortgage for you. The precise amount will depend on your circumstances but will be no more than a maximum of 10% of the loan amount you receive. For example, a loan of £10,000 may incur a fee of no more than £1,000. If you do not get your new mortgage, then you will not have to pay any fees at all.
    9What if I want to pay off my new mortgage earlier than expected?
    You can, of course, pay off your mortgage at any time. Some early repayment charges may apply depending on the lender you are with and when you redeem the account. Full details of any such charges will be given to you in writing before your new mortgage completes.
    10What happens in the event of involuntary unemployment, being ill or being involved in an accident?
